Notice of Adoption and Passing of Combined OPA No. 27 and ZBA No. 314 at 806 & 810 Mersea Rd 4
Leamington Council held a public meeting on Tuesday, November 12, 2024 for consideration of Zoning By-law Amendment (ZBA) No. 314 and Official Plan Amendment (OPA) No. 27. The applications were approved, and By-law 98-24 and By-law 97-24 were passed by Council.
The purpose of OPA No. 27 is to change the designation of 810 Mersea Road 4 from Highway 77 Corridor Commercial District to Agricultural.
ZBA No. 314 seeks to rezone 810 Mersea Road 4 from a Commercial Shopping Centre Zone (C3) to an Agricultural Residential Zone (A5-68). The A5-68 zone will permit an off-site farm worker dwelling and increase the maximum frontage from 53 to 60 metres. The applicant is interested in utilizing the existing residence for farm worker accommodation.
The application also seeks to rezone 806 Mersea Road 4 to a site-specific Commercial Shopping Centre Zone (C3-9(h)), allowing the existing dwelling at 806 Mersea Road 4 to be temporarily used for the accommodation of farm workers for a maximum of three years. The temporary request would allow time for permanent farm worker accommodations to be constructed on the main farm property at 824, 828, and 836 Mersea Road 4.
Site Plan Control approval is required for the establishment of all new Farm Worker Dwellings.
