Notice of Adoption and Passing of Combined OPA No. 31 and ZBA No. 346
Leamington Council held a public meeting on Tuesday, June 24, 2025, to consider Zoning By-law Amendment (ZBA) No. 346 and Official Plan Amendment (OPA) No. 31. The applications were approved and By-law 50-25 to amend Zoning By-law 890-90, as amended, was passed by Council.
The purpose and effect of the OPA No. 31 is to amend the language of the Official Plan to permit Additional Residential Units and allow Mixed-use Developments in the Residential designation.
The purpose and effect of the ZBA No. 346 is to create a new subsection under Section 4 of the zoning by-law to regulate the development of Additional Residential Units. The amendment will also amend Subsection 4.1.1 to remove barriers to developing Additional Dwelling Units that were not intended under the original by-law. It will also add the required definitions for new terms created in the new subsection and changed subsections. The zoning amendment will also amend the site-specific R6-3 Zone to permit mixed-use development in addition to the uses already permitted. ZBA No. 346 will further amend the temporary zoning passed under ZBA No. 314 to allow the development to proceed without site plan control.
