Building Permits

Building Services is now located on the first floor of the Leamington Municipal Building.

Effective immediately, all in-person Building Services inquiries, including permit applications and inspection requests, should be directed to the Customer Service Desk on the main floor upon arrival.

The Province of Ontario has introduced a new Building Code aimed at reducing regulatory barriers in the construction industry, improving building safety and quality, and simplifying the process of building housing.

Timing and Transition Rules

The 2024 Building Code comes into effect on January 1, 2025, with a three-month grace period until March 31, 2025, for certain designs that are already underway.

Please take careful note of the following transition period dates:

Up to December 31, 2024

  • Permit applications must be submitted using the 2012 Building Code.

January 1, 2025 to March 31, 2025

  • Permit applications may be submitted using the new 2024 Building Code.
  • Permit applications may be submitted using the 2012 Building Code if the applicant demonstrates that their working drawings were substantially complete by December 31, 2024.

April 1, 2025

  • Permit applications must be submitted using the 2024 Building Code.

Apply for a Building Permit Ontario Building Code

The Municipality of Leamington is now offering to residents, builders and the business community a new building  permit software called Cloudpermit. With this online system, it will allow you to complete the entire building permit process from anywhere at any time.

 With Cloudpermit, not only are you able to apply for different types of building permits but you can:

  • Check your status of your building permit or building inspection
  • Request and submit changes to an existing building permit
  • Schedule or cancel building inspections
  • Communicate with your building department

Payment Options

Once you have been notified by the Building Department, either by phone or Cloudpermit notification, regarding your permit fee, we accept the following forms of payment:

  • Cheque, bank or money order payable to "The Municipality of Leamington"
  • Debit
  • Online Payment through Cloudpermit Only
    (Please note: There is a fee to use this online payment option. The service fee to use your credit card is 3%)

Register your Cloudpermit Account 

To begin the process, you will need to create your Cloudpermit account. Cloudpermit currently supports Firefox, Google, and Safari browsers. Once registered, you can apply for building permits and track the progress online.

Cloudpermit is a new building permit software used by the Municipality. It has a variety of resources to help you get registered and logged into the software. Check out Cloudpermit Support for instructions on the basics and watch quick tutorial videos to learn how to navigate the software.
